Flat Roofing Options
- EPDM Roofing: Ethylene Propylene Diene Monomer (EPDM) is an extremely durable synthetic rubber widely used in commercial roofing in the United States. It is a flexible material that is glued to your roof deck with special adhesives, or fastened with mechanical fasteners. EPDM roofs are long-lasting, easily eclipsing the twenty-year mark with minimal maintenance. The most maintenance your roof is likely to need is a fresh coat of acrylic paint every 10-15 years. EPDM is also very energy efficient. It has reflective properties that help to offset the solar heat gain that occurs from its dark hue. It is also great at keeping heat inside a building during the colder months, and EPDM can stand up to both the frigid cold, and sweltering heat, making it a great choice for any climate.
- Built-Up Roofing: Built-up roofing is comprised of multiple layers of roofing felt, and tar, alternating back and forth. This is then topped with a layer of reflective granules or coating, which helps reduce solar heat gain and improves the roofing materials durability, much like granules on asphalt shingles. Unfortunately, if this style of roof requires any maintenance, it generally involves installing more layers of felt and tar which increase the stress of your roof and makes it more difficult to remove the whole system when it needs to be replaced. Built-Up Roofing is certainly an economical roofing option, but it is not as durable and low maintenance as the modern flat roofing systems.
- Modified Bitumen: An evolution of asphalt roofing, bitumen is a synthetic combination of asphalt tar and rubber solvents. It is the modern equivalent of built-up roofing but without the maintenance issues. Easy to install and apply, bitumen roofing is sealed with heat to melt the asphalt layers together, or glued together with a special adhesive. The bitumen surface is then fitted with a reflective coating to improve its durability and reduce the solar heat gain it causes.
