The Charles Playhouse of Boston Roof Replacement Project

Challenge

When the Charles Playhouse, located at the Warrenton Street building, needed a new roof installed, they called O’LYN. The old theater had several issues that needed to be addressed, the first of which was three to four layers of shingles. Within those layers, there was likely asbestos, and the building also had icing issues during the winter, as well as gutters and downspouts in need of replacement.

Solution

First, scaffolding was installed around the building, and a licensed asbestos abatement contractor removed and disposed of the old roof. A lifetime architectural asphalt shingle roof was then installed with nine feet of ice and water shield. A heated ice melt panel system was then installed on both sides of the roof with separate controls and thermostats, allowing them to operate independently. Azek fascia replaced the wood as an added precaution against ice and water damage and the resulting wood rot. Six inch aluminum gutters and 3X4 downspouts with heat cables installed throughout both finished off the job. There are several layers of protection against ice damage, as well as a state-of-the-art roof ice melt (RIM) system to prevent ice from forming, causing damage to the roof and danger to people and property below, which should keep the theater safe and dry for decades to come.
